Before You Begin
This application is for those applying to lease a rental property managed by Elizondo Realty, LLC.
Please note:
- You are applying for a specific property, and it is your responsibility to verify its availability before submitting your application.
- Application fees are non-refundable, even if the property is no longer available.
- All individuals 18 years of age or older must complete a separate application.
- All applicants must provide a valid government-issued photo ID. Copies will be retained as part of your application.
- Each applicant must submit verifiable income documentation. Combined gross monthly income must be at least three (3) times the monthly rent.
- Occupancy limits: No more than two people per bedroom.
- Pet policy: A maximum of two pets per household. Restrictions and pet fees may apply. Service animals are not considered pets; however, a reasonable accommodation request form must be submitted for them. This form is available upon request.
If your application is approved, a holding deposit is required within 48 hours to reserve the property. Without it, we may proceed with the next qualified applicant.
Application Process – Step by Step
Step One: Review Our Qualifying Criteria

Applications may be denied for the following reasons:
- Falsified or misleading information
- Incomplete application or missing documentation
- Insufficient income or high debt-to-income ratio
- Criminal background
- Poor credit history
- History of late payments or non-payment
- Prior evictions
- History of destructive, violent, or disruptive behavior
Step Two: Gather Required Information
Before starting your application, be sure you have the following details on hand:
- Residential history: Previous addresses and landlord contact info
- Employment history: Current and past employers with contact details, start dates, and salary
- Dependent information
- Two personal references: Full name, phone number, and relationship
- Emergency contact: Full name, phone number, and relationship
Step Three: Upload Supporting Documents
The following documents are required:
- Government-issued photo ID (e.g., driver’s license or passport)
- Proof of income:
- Employed: Last two months of pay stubs showing year-to-date earnings
- Self-employed: Previous year's 1099s and the last 3 months of bank statements
- Other income sources: Provide documentation for retirement, disability, child support, alimony, investments, etc. (must be acceptable to management)

Important: Once you submit the application fee, your background check will begin immediately, and the fee becomes non-refundable.
Step Five: Application Results & Next Steps
Once we receive your completed background check, a representative from Elizondo Realty, LLC will contact you with the outcome and next steps.
If your application is approved:
- A holding deposit must be submitted within 48 hours.
- If the property is vacant, you must take occupancy within 30 days of approval.
- If the unit is still occupied, move-in must occur within 30 days of it becoming available.
