Application Screening Criteria

Thank you for your interest in a property managed by Elizondo Realty, LLC. To ensure a smooth and fair rental process, we require all prospective tenants to meet the following screening criteria:


General Application Requirements


  • A separate rental application must be completed, signed, and processed for all prospective occupants age 18 or older.
     
  • A non-refundable application fee of $32 is required per applicant for leases of 30 days or more.
     
  • Applications will be screened based on the following criteria:

Income & Employment


  • Gross monthly income must equal at least three (3) times the monthly rent.
     
  • Income from all adult occupants may be combined.
     
  • If primary employment income does not meet the criteria, documentation of supplemental income (e.g., SSI, pensions, etc.) must be provided.
     
  • Employment must be verifiable and current for at least six (6) months.
     

Residency History


  • Minimum one (1) year of verifiable rental/residence history required per applicant.
     
  • No more than two (2) late payments and one (1) NSF (Non-Sufficient Funds) in a 12-month period.
     
  • No history of lease non-compliance that resulted in eviction or non-renewal.
     

Credit & Background Check


  • Each applicant is subject to a credit report, criminal background check, and rental history review.
     
  • Applicants must ensure no credit freeze is active before submitting the application. Failure to do so may delay processing or require an additional application fee.
     

Criminal Background Criteria


Applicants will be denied for the following:


  • Registered sex offenders
     
  • Outstanding warrants or any pending criminal charges
     
  • Convictions for violent felonies, terrorism, burglary, arson, kidnapping, or drug manufacturing/distribution within the last 10 years
     
  • Non-violent felonies must be more than 5 years old
     
  • Drug possession or alcohol-related offenses (without bodily harm) must be at least 2 years old
     

Applicants may submit written documentation for further consideration on a case-by-case basis for past convictions.


Occupancy Guidelines


  • Two persons per bedroom maximum, regardless of age.
     
  • Smoking/vaping is strictly prohibited inside all properties.
     

Pet Policy


  • Written approval required for all pets. Not all properties accept pets.
     
  • A maximum of 1–2 pets per property (if allowed by the owner; All pets need to have a current, valid license with the county).
     
  • Restricted breeds and animals apply. Please contact our office for the current list.
     
  • Pet deposits apply and may include additional insurance requirements.
     
  • Assistive or service animals are not considered pets. Verification of disability is required, and no pet deposit applies. All Emotional Support Animals (ESAs) must be verified through PetScreening.com.
     

Outdoor Furniture & Items


  • No trampolines, above-ground pools, or non-outdoor designated furniture may be placed outdoors.
     

Automatic Denial of Application


Your application will be automatically denied if any of the following apply:


  • Pending eviction
     
  • Owed monies or eviction history within the past 5 years
     
  • Foreclosure within the past 3 years with unresolved judgment
     
  • Pending bankruptcy or bankruptcy discharged less than 24 months ago
     
  • Applicant is a registered sex offender
     
  • Applicant is on any terrorist watch list
     
  • Falsification of information on the application
     

Application & Earnest Deposit


  • The earnest deposit is not a security deposit but will be credited toward the total required security deposit once the lease is signed.
     
  • If the applicant fails to sign or withdraws after approval, the deposit will be retained as liquidated damages.
     

Security Deposit


  • A security deposit is required to secure tenancy and ensure fulfillment of the Lease Agreement terms.
     

Agency Disclosure


Elizondo Realty, LLC exclusively represents the property owner/landlord.


Application Checklist


Please include the following with your application:


  • 3–4 recent paystubs or award letter
     
  • Three years of residential history
     
  • Photocopy of valid ID
     
  • $32 application fee per adult applicant (Paid online to third party company that completes background/credit check.)

Application Policy

You are applying to lease a specific property; therefore, it is your responsibility to verify that the property is still available prior to submitting an application. Please note that the application fee is NON-REFUNDABLE.


Each individual 18 years of age or older must submit a separate application. Only legal dependents may be included on the same application.


Elizondo Realty, LLC operates on a first-come, first-served basis.


If your application is approved, a holding deposit must be submitted within 48 hours to secure the property. If the deposit is not received within this timeframe, the next qualified applicant will be considered without further notice.


Once the deposit is received, the approved applicant must take occupancy within 30 days if the property is currently vacant, or within 30 days of the current tenant’s move-out date if the property is still occupied.
