Most agents are unfamiliar with these standards); Don’t leave money on the table. If not working with us, we strongly suggest an appraiser is hired to double check the square footage. Typical cost for this service is $400+ when hired out to an appraiser with long turnaround times.
Walkthrough of the home to address potential lender required repairs (If financed) by addressing minimum property requirements that appraisers adhere to (Extensive classes and handbooks taken by appraisers to understand these). Surprisingly even seasoned agents have little knowledge as to what these are. Click here for a sample of the requirements. If not working with us, we strongly suggest an appraiser is hired to complete a walkthrough of the home. Typical rates start at $250/hour for consultation services from qualified, experienced appraisers.

Comprehensive CMA of the most likely sales price once the square footage has been verified and characteristics of the home have been collected.
Input the home into the local MLS which then automatically distributes it (Via a direct data feed) to multiple popular websites (Realtor.com, Zillow.com, etc.).
Order property resource handbook through a Title Company which has property information, etc.; This will be placed somewhere visible for potential buyers to peruse.
We’ll discuss the timeline of a typical sale and potential scenarios.
